Spider Access was entrusted with the prestigious task of executing comprehensive technical and cleaning operations on the façade in 2021. Their scope of work encompassed a wide range of activities, such as the installation of extensive lengths of LED and electrical cabling, point lightning conductor cable placement, ventilation fan and strike pad installation, as well as the meticulous installation of numerous façade panels. These intricate tasks were accomplished under challenging circumstances, relying on the expertise of the Spider Access team and their proficient utilization of rope access techniques.

 

 

 

SCOPE OF WORK

Spider Access successfully mobilized a team of more than 30 highly skilled rope access operatives, proficient in various disciplines, to handle the extensive and demanding scopes of work across the entire facades. Their tasks encompassed the following:

  • Installation of facade LED lights and intricate electric cabling
  • Precise placement of facade panels
  • Deployment of point lightning conductor cables for optimal safety
  • Expert installation of ventilation fans and strike pads
  • Thorough and meticulous handover cleaning of the facades

These dedicated professionals executed each task with precision and efficiency, ensuring the seamless progress from the initial installation of facade lights through the electrical fit-out phase, and finally culminating in the meticulous handover cleaning process.

 

 

CHALLENGES

Spider Access encountered several challenges throughout the project, with the most significant ones being:

    • Equipment installation complications arising from ongoing conflicts of interest with other contractors during the construction phase.
    • Difficulties in accessing working positions due to the unique architectural features of the building.
    • Hazards and risks associated with the utilization of rope access techniques.

OUR SOLUTION

To address these challenges, Spider Access implemented several solutions. First, they ensured continuous cooperation and coordination between their IRATA Level 3 Supervisors, Rope Access Manager, and client representatives. This collaboration allowed for efficient management of rope access logistics, considering the requirements of the work being performed and the presence of other contractors working on the façade.

Drawing upon their extensive experience in the rope access industry, the Spider Access team applied advanced techniques such as re-belays, rope transferring, and multiplied double deviations. These techniques enabled them to access recessed areas and navigate the varying gradient of the façade effectively.

To reach inaccessible areas at Podium levels while minimizing costs associated with hiring expensive MEWPs, Spider Access utilized a specially designed counterweights system. This solution provided the necessary support for accessing these challenging areas without the need for additional equipment.

The commitment to safety was paramount for Spider Access. Daily visits from the HSE Manager and HSE Engineer ensured strict adherence to safety rules and regulations. The HSE team conducted regular safety briefings, organized toolbox talks, facilitated on-site rescue drills, and conducted thorough equipment inspections. This comprehensive approach created a safe working environment for the Spider Access team throughout the project.
